Can I convert my loft?
Most lofts should be able to be converted into useable space, provided there are no structural problems.
Do I need planning permission?
The requirement for planning permission will depend on the type of conversion you would like. Those with Velux® windows may not need planning if it is deemed to be a permitted development and the overall size and height of the house remains the same. [This may also apply to dormers/mansards – we would need to see the property to comment on this.] However, you will need building regulations approval. We submit your plans in the first instance, and liaise with the local authority throughout your project on all aspects of building regulations. What other regulations are there?
There are many building regulations relating to the structure, insulation, soundproofing, electrical installations, fire and condensation. We ensure all relevant regulations are adhered to and these are checked by the local authority throughout the project.
What about disruption?
Disruption to the rest of the house, and mess, is kept to a minimum by working outside using scaffolding. The Velux® windows or dormer/mansard is constructed first and materials are brought in through the roof void. When the remaining work has to be done inside the house (i.e. installation of the staircase) dust sheets/plastic sheeting is used to protect the surrounding areas.
How long does it take?
If there is an ensuite, the project can usually be completed in around eight weeks if there are no changes to the original plans; if there is no ensuite, usually quicker. (Please see “What we do” page).
How much does it cost?
It is not possible to give an average cost – all conversions are different. We can give you a price after we have inspected the site and discussed your needs with you. We offer a no obligation quotation.
What do I need to do?
You will need to make a number of choices that we can discuss with you when we first visit.
If you want to dispense with the water tanks in the loft, a combination boiler can be installed. If you do not wish to do this, the tanks can be incorporated in the storage spaces.
Choose your bathroom suite and tiles (if you are having an ensuite) in good time, so you don’t feel rushed in doing so.
Before the project begins, you will need to completely clear your loft.

Payment
We offer stage payment facilities as the work is being carried out. At the start of the work we will give you a payment schedule, so you know what is required at each stage of the work. These are as follows:
28% at the start of the project
50% when the major building work is complete
21% when the second fix equipment is complete
1% upon completion of project.
